Skipping home inspection could lead to big problems

CONTRA COSTA COUNTY , CA — With today’s hot real estate market, one may feel tempted to bypass a home inspection to save time on escrow or increase bid attractiveness.

While new finishes in the kitchen or bathroom and/or a nice staging job are appealing to the eye, it’s what’s found below and above the home that tell the real story of the home’s condition.

It is not uncommon to inspect a beautifully remodeled home and find plumbing leaks, damaged air ducts or insulation, worn foundation supports, leaking roof, etc. during a review of the crawlspace, attic or roof. Since these areas are visited infrequently, one can go years without noticing a lurking issue.

If you waive your inspection, consider getting one after the purchase so you can have peace of mind that your family and investment are safe.

If you are selling, consider getting a pre-listing inspection. This way you can offer a home inspection report to potential buyers, which may improve offers and save time.
