It’s a buyer’s market – but where are the buyers?

Jennifer StojanovichCLAYTON, CA (July 31, 2025) — You might be hearing everywhere that “it’s a buyer’s market,” and it’s true – at least on paper. Inventory levels are rising across many regions. I recently heard on the radio that housing inventory in Sacramento is up an eye-popping 50%.

So why doesn’t it feel like buyers are flooding the market?

The answer is that while there are more homes for sale, higher interest rates, economic uncertainty and affordability challenges have many buyers pausing to catch their breath. Some are waiting for rates to drop; others are hoping prices will come down further.

Meanwhile, homes are still selling. In this shifting market, though, sellers need to adjust their strategies. Pricing within current market comparables right from the start (not on your neighbor’s house that sold in 2024), pre-sale inspections and repairs, preparing your home to shine and being flexible are more critical than ever.

And perhaps most importantly – work with an experienced real estate professional. Someone who has been through market cycles like these can help you navigate changing conditions, avoid costly mistakes and position your home to attract the right buyers.

If you’re thinking of selling, don’t be discouraged. While the market is shifting, opportunity is still out there – for both sellers and buyers willing to make smart moves.
