Back-to-school time often leads to house hunting
CONTRA COSTA COUNTY, CA (Aug. 13, 2025) — As summer winds down and backpacks replace beach bags, the local real estate market begins to shift gears.
While many think spring is the busiest time to buy or sell a home, the weeks following back-to-school often bring their own wave of activity.
One reason is that families who waited until the school year settled down are now ready to make their move. Our area’s strong schools and close-knit community remain a big draw for buyers, especially those looking for a quieter neighborhood with access to the surrounding Bay Area.
Another reason is competition – or rather, the lack of it. Fall typically sees fewer new listings than spring, which can work in the favor of both buyers and sellers. Buyers may face less competition, and sellers can benefit from serious, motivated shoppers who want to settle in before the holidays.
For those considering a move this season, preparation is key. Sellers should ensure their homes are well-presented with seasonal curb appeal, while buyers should have pre-approvals in place to act quickly when the right home hits the market.

As we head into fall, the market may be quieter than spring, but the opportunities are still strong – especially for those ready to take advantage of this seasonal sweet spot.
